& yet we have those that THINK that something or someone other than Appraisers themselves destroyed the Appraisal Profession.
 
I apologize. Maybe that wasn't the best way to express my request. Consider me humbled. :peace:

No problem... Humility is something I aspire to (and rarely achieve!:laugh: )!
But my question is in earnest: are you doing a review of an appraisal for a client or are you reading another's report and dissecting it for a non-client purpose? The second happens all the time (on this forum); when I read another's report I form an opinion as to its quality in my head and my opinion never goes to a client.

If you are doing (or assisting in) a review for a client I might answer your question one way.
If you are asking for a non-client/personal question reasons, I might answer your question another way. :new_smile-l:

Why is a trainee doing a review anyway? Do you have expertise in review? :Eyecrazy:

The idea of destroying this report, and that is apparently what you are trying to do, leads me to conclude you have bias and you should turn down the assignment. Its not your job to "dismantle" its your job to do an adequate review. Not sure how you do that being a trainee.

I do quite a few reviews for various different reasons. No where did I say I was destroying the report. That was your "assumption". However a statement was put in a report that is misleading. This statement was made by a certified appraiser. This statement was caught by a "trainee".

I know what my job is and I do it very well. I assume since you were quick to see I have "trainee" by my name that you can come down on me and question my ethics and competency in completing this or any assignment for that matter, in which case I should "assume" that you are a high and mighty blowhard that likes to push people around. I'm not sure it's your job to put people down, especially those seeking the help of "peers" in how to correctly analyze a certain situation. This leads me to conclude if you don't have anything nice to say, keep it to yourself.

A lot can be mistaken when you "assume" and don't know the whole story. And yes it can go both ways.

My apologies .. but trainees have no business doing reviews. Its my opinion and its a strong one. Im not holier than thou .. I dont do reviews .. and frankly neither should you.

However, did I think that when I was a trainee and my supervisor put a review on my desk? Hell NO.

Isn't it amazing how those can find fault with a Trainee once they say anything about a CERTIFIED. Regardless how he saw the Statement That a listing is a sale. His intentions are what isd important. I hope he'll sdend it to his board & ask HOW this can be,

CERTIFIED use to be something to be proud of, now I feel as though all it is, a Good Old Boy network that I'm Certified I can get away with a lot more. Remember many more Certifieds brought all these new license & Trainees into the "Profession" & now that in most states CERTIFIED can be direct from Trainees I see NO value in Certified.

I'm betting there is NOT many CERTIFIEDS on here that do NOT let the TRAINEE do a Review. But guess what a CERTIFIED SHHHHH stinks just like anyone elses.


It doesn't matter muich anymore cauise the Appraisal Profession is so Broken I see no way in thwe near future to fix it.
 
TJ. Don't listen to these guys. I don't know why a Trainee can not do a review. You are checking the work of another appraiser. You are no giving a value here, only the quality and correctness of the appraiser's report.

If a value was also asked for by your client than there are 2 different assignments. One a review and one an appraisal.
