Thanks for all the input. I will most likely stay on the conservative side until every trend
confirms one direction. Also, checking county wide trends containing more data points
and comparing them to a more localized market may yield more confidence.

It's going to depend on the particulars of the market. I typically look at a year's worth of data and anyalyze monthly changes.
