Angies List - Negative Reporting

Today I looked up Real estate Appraisers in my area on Angie's List. It says there are 30 Appraisal Companies to avoid and no Top Rated Appraisers in our area.

Listed down below are 30 appraisal companies including our company.

To a person that is not signed up to Angie's List it looks like you should avoid 30 companies and they list them out below.

I spoke to Angie's list and they said there were no reviews on appraisers in our area so that is how they present it.

Any thoughts about this?

They should state that in their platform.... Just because you haven't been rated doesn't mean you should be avoided... Igiots... I tell ya Igiots
 
I have considered using appraiser "ratings" for years for the appraisers listed at AppraiserUSA.com, but each time I think about it I decide not too. The main reason I don't do it is because I don't think most consumers of appraisal reports are objective enough to rate appraisers. Appraise a property lower than the owner (agent, seller) expects? Get a low rating! It may have been a perfect report but if it didn't appraise for enough to make the deal (or refinance) work then the appraiser is bad! Turn out a horrible report, but make value? Now that's a 5 star appraiser!

Yes, we could have several criteria for the ratings, but I think that disgruntled people would still rate appraisers low in all criteria because of not making value, and bad appraisers high if they make value. Which would lead to "bad" appraisers getting more work than "good" appraisers, the exact opposite of what should happen.

Unfortunately, the "review" system on the Internet leaves a lot to be desired. Many sites that rely on them (like Amazon) have had big problems with phony reviews to inflate or deflate ratings depending on the reviewer's agenda.

Who cares. Most clients for appraisers do not use Angie's List as part of their appraisal selection process and those few private clients who are dumb enough to use Angie's List to help select an appraiser would be doing you a big favor by not using you since people like that would likely be much more trouble than they are worth anyhow.
 
I'm subscriber to Angie's List and I didn't know appraisers were part of their contractor lists. I used a plumber from their list and it was a horrid experience. I use Yelp which has more honest opinions.
 
It's so hard to find good contractors. When I find one, I use him all the time. I also subscribe to Checkbook but comments are limited and not as up to date.
Again, I read Yelp and read between the lines because some critics are hard to please.
 
Too many "reviews" are written by the competition.

Or the business itself. I sometimes check out reviews of apartments if I'm appraising one as they can sometimes reveal serious problems that may not be apparent during an inspection. Most are of course negative and complain about everything. Whenever a review praises the office staff (often by name) it's always a dead giveaway that it was written by the property manager. The only interaction most people have with the property manager at an apartment complex is dropping off their rent every month and maybe a brief conversation if there's a maintenance issue. Most people will never learn their names and certainly won't mention them by name in a glowing review.

WoW! Out of 30 ... I'd think there would be at LEAST one (1) to "consider" ?

There are a lot of "opinions" on the internet. It takes a little bit of intellect to decipher what is "real/true" and what is not

FTR, I've never used Angie's list (personally nor professionally) so I don't care one way or the other, but it's kind of funny to hear (at least to me) that out of 30, none are Top Rated (in said area)
 
I've gotten hundreds of phone calls for advertising and promotion over the years. I have a yellow page line, a website that gets less than 1 view per week, and a listing by AI. The best advertising is from people who start the conversation with, "Jim Beneke (someone I've never heard of) referred me to you and says your a good appraiser." I have more work than I can handle.
