Another AVM Mess

I also give a little more credence to a better view of our mountains if such a view is considerably un-obstructed from the rear

I remember one I did once with a beautiful walk-out basement and a deck above. Had a rear view of our local mountains (chat piles). There was no evidence to support a market adjustment. The same month, I had one in a nearby subdivision that was next to an overhead powerline. Analyzing the sales showed a clear indication of adjustment for site value. Go figure.
 
Bemis, ........hang in there, be patient, as I have to scroll back through the archives to find someone else's quotes to answer your questions.....wait, just a little longer, I'm sure I'll find something appropriate.....I know they're here somewhere.....stand by......

I've always thought lookin at the mountains while standing on a toilet seat in the second floor main bath would be more distracting.

Had a borrower once usher me upstairs to "see the view" out of her bathroom window. I'm 6'4" and lookin down at the top of her head I knew she couldn't see out that window!

Of course you should get more for your home backing up to a railroad track...you don't need to buy a vibrating bed...just wait til the train comes through at 2AM!
 
Yes, we get that with lake views. If you crawl out the window and stand on the roof, you can see the lake in the distance. :) :(
