Another confidentiality question

What difference would it make? Your assignment is to estimate the current
market value, period. If you find yourself some day later on the stand and
are asked about everything you know about the property, then you can tell
the court everything you know.

After reading the other posts, I was a little to loose with "discussing the appraisal."

I am not saying to disclose the findings of your original report......just that you DID inspect it for a mortgage related transaction on (insert date). Enough said.

I've run across situations like this a number of times. It's one of the more frustrating things out there.

My advice is to say 'I told you so' a few times to the wall. It won't make you feel better, but it's all you should do. Do not disclose anything in the new appraisal, it is simply not relevant to the current assignment. Indeed, it could make it look like you are biased.
