Another one bites the dust

The only reason I continue to do appraisal work is to have something productive to do. I could easily stop and not do another appraisal. I try to do mostly private work and then work with a few direct order banks. NO AMCs. Although some of these bank reviewers are getting a bit pesky. But my guess is they have to justify their pay. As to the new UAD it will be a major overall. But already lenders are forgoing appraisals. I have a strong suspicion that data collectors and AI will begin to do most of the work.

My son just bought a house and paid 20,000 more than list. No appraisal needed. I just did a 1.5 million dollar lake home. The seller had a AVM number he showed me. It was actually pretty close (Suprisingly). First of all I don’t know how an AVM had enough data to do it. It took me half a day to figure out the site value since the place is so developed there are few vacant sites that ever sell, and the really good ones are clearly bought up. But I had pretty good comp sales. It would be interesting to know what data the AVM picked.
