Who really wants a house with 6 foot ceilings unless that is all there is to choose from?

so, we can call an above ground story a basement? i would be concerned about having similar comps, if they exist. in this area it is a 2 story house on a slab. how about a 2 story with a partial basement. kinda looks like a front to back split. this is the one that goes to the state if you do it wrong, and i don't mean ansi wrong.

Technically this house, according to ANSI, has below grade. I don't like it. But that is the standard. BUT just because ANSI says it has a basement, doesn't mean you have to treat it like a basement on your adjustments. It would be market dependent, and I know that in my market this house would be considered a 2 story home without a basement. This is the problem with all these "rules" that somebody came up with. The problem with "rules" is there are reasonable rules and unreasonable. And when in our judgment it is unreasonable we make that call.

not to bust your chops but ansi does not define 'basement'. what if that house has a real fully underground basement under the first level? do you add both levels together? and what if the fully underground basement is unfinished. Do you call it part finished because the first floor has some dirt against it? :rof:

Ansi defines it as "below grade." You know what I mean when I say basement. Come on. The fact is that on the 1004 the below grade is considered basement. "basement & finished area below grade." Get real.

There is no standard that would offer a different perspective.

Basement areas are not built the same as above grade, and they rarely market exactly the same. Both grades are shown in the appraisal report, and there's good reason for that.

But you better have a berm house to compare it to. I've done a number of them in my life. Total PITA. But NO lender will accept without a similar comparable. And then I didn't make the same adjustments, because berm houses are not the same as completely above grade houses. At least not in my markets.

Maybe in Tennessee, but I've seen some pretty plush walkout basements in my career with the finish every bit as comparable to above grade. In fact I've seen one bedroom above grade luxury homes with super nice walkout basements that are the exact same finish as the above grade.
 
But you better have a berm house to compare it to. I've done a number of them in my life. Total PITA. But NO lender will accept without a similar comparable.
