Joe, I agree that common sense should prevail and that minor errors shouldn't be that big a deal. But reality sometimes proves otherwise.

Austin, you're absolutely right in that "substantial error" is in the eye of the beholder. All the more reason to have some sort of standard to support your position.

My only experience has been with residential properties. The one thing I've learned in my short appraisal career is that whatever I do, I better have support for it. If I am challenged on my measurement of an improvement, it seems a bit weak to say: "Because that's what I measured and I'm the appraiser!", as opposed to: "Because I measured it in accordance with the American National Standard for Single-Family Residential Buildings". Now, plenty of arguement can be made whether ANSI is good, bad or in-between, but it's a standard I can lean upon if I find myself before the Appraisal Board or in a court of law. Since this line of thinking has been self-taught, it certainly may be flawed and I welcome anyone who could point that out for me before I get myself into trouble.
