True, unless the difference between the levels is 2 feet or less. ANSI doesn't address what happen when there are 3 levels that are 2 feet successively, although that is probably uncommon. Also, if there is grade in between levels then I presume they are then separated, however ANSI is unclear on this too.
Sounds like a use for GX001. Not sure what you mean "grade between levels".
 
Sure... everyone use Fernando Way.. then, in a couple of years, you get to explain when Fannie wants to know why your GLA is so much different than the other appraiser's. Or.... you could actually learn ANSI Z765-2021 and how to apply it. You choose, it won't be a problem for me when you do it wrong.

There are some "unjust" US laws. I still can complain about them. It's the American way. One day it will be changed.

Weren't they always?

Basement levels are always basement and GLA levels are always GLA levels.
what he said... I don't understand the idea that a walk out basement finished is somehow not exactly that - a walk out basement that is finished. Just because it is basement, does not mean it is value to a buyer isn't close or at the same value as the GLA above it.
 
ansi does not define GLA or basements. it is either above or below grade sq ft. so if you are going to obey at least use the right jargon:rof:

I keep saying this all the time.

People seem to think that USPAP, ANSI, FNMA guidelines and the like are infallible and perfect.

They really need to realize that these regulations are written by groups of people lacking sufficient intelligence to ever do a perfect job. It is simply not possible for them.

Thank God there is a GXX0000001 option. -- My favorite houses are built on slopes. Love them.

I actually haven't used it myself, as I haven't done any appraisals since April 1!!

Fees have dropped below the threshold for my acceptance.
 
It’s also important to reflect what your local market recognizes in the appraisal. Real estate is local.
