ANSI -Split Level Property

Don't know, don't care. It is what it is. You can either accept it or not. There is some room for interpretation. But how far you "stretch" that interpretation is up to you. I choose a relatively narrow interpretation. Based on what it says. Not what I "think" or "feel" it says.
Fannie opened up the exception to interpretation. Suppose to be the standard but not really depending on interpretation. Thanks Fannie.
 
there is no definition of GLA in the all knowing ansi standard. just keep making it up as you go along
 
That is a result of using GXX001. What did you call it prior to ANSI being adopted?
Wait.... hold on... homes built into the mountain can't be measured by ansi standards either. So... per your own logic, gxx001 applies ;)
 
ugh simply because the house is all below grade does not mean you cannot meet ansi standards. zero above grade and whatever it is is below. now fannie who already has and had measuring guidelines cannot let control slip away. so there they are with an "exception" code without a full definition of what can and cannot be used. woke jokes

Yep. It is one of the instances cited in the Fannie Q & A

The scenarios requiring declarations are exterior-only appraisals, proposed or under-construction appraisals relying on plans rather than physical measurements, or situations where it is physically impossible to measure the home due to factors such as steep terrain. We currently do not allow exterior-only appraisals, so that declaration will not be needed. The second scenario does apply to proposed/under construction appraisals. For the last scenario, the appraiser may need to use the opt out code “GXX001

So.. you are allowed to count the finished sf of any level on GLA then if you can't measure it.
