ANSI Z765-2021 - Question about ADU

If there is an above grade ADU which is attached to the GLA of the main structure, should the ADU be included in the GLA? Does ANSI 765-2021 even apply to ADU's?

I will say normally No and No :)
 
see Q 17. ADUs are to be measured to ANSI standards. If a true ADU you treat it separately. Not included with GLA of primary unit.

I took a look at the document which you provided but didn't see anything which refers to ADU's. The property which I am appraising has a legal ADU. Part of the ADU is above grade and is attached to the rear of the main house and the other part of the ADU is below grade basement which is located underneath the main house. The entire property slopes downward to the rear when seen from the street. If I can't include it in the GLA and basement sections of the form, how would you suggest breaking it down on the form?

Check the Accessory Unit Box at top of 1004 and break it down on a lower Grid and Explain.

Q17. Is the ANSI standard required for outbuildings? No. The standard is not generally required for outbuildings. A separate software-generated footprint sketch that includes exterior wall dimensions must be provided for each additional structure with room labels, if applicable. Note: The ANSI standard must be followed for all accessory dwelling units.

The Accessory Unit Box is under General Description on p.1. The problem is also the lender's requirement which states that I provide at least one comp with an ADU (in reality, I will be lucky if I find one comp with an ADU). So I will have a grid that has one comp with ADU and the other two which don't. It makes it difficult to provide an analysis which is easy to understand.

OK, I see it. So would I put the total ADU squarefootage on a separate line or just the above grade ADU squarefootage and put the below grade ADU squarefootage under basement?

The above grade of the adu would go on a separate line for sure. If the basement is an integral part of the adu. I would probably put both on the same separate line as an adu. No matter which way you treat the basement. You are going to have a lot of commentary explaining the situation.

So you're saying put the total ADU squarefootage (including basement) on a separate line, correct? What if I need to use 2 comps which don't have ADU's? This is going to be one ugly grid.
