ANSI Z765-2021 - Question about ADU

Before ANSI, it wasn't sloppy. We did not include ADUs in GLA. It was a separate line regardless above or below grade.
Yes it was "sloppy". Appraisers were abusing the exceptions. You still do not include an ADU in GLA.

It's confusing for many appraisers.
I don not consider a few to be many. Maybe if you had a better understanding of ANSI and how it applies to the GSEs. You wouldn't be one of the few that are "confused".

When appraisers are still posting about ANSI, it's an indication that many appraisers are confused and that Fannie's ANSI is not clear. I point out the facts whether you like it or not.

It seems to me. That the vast majority of the questions asked could be answered by: 1) Reading ANSI. 2) reading Fannie's ANSI Q & A publication. Which to me is an indication that many appraisers do not take the time to find the information that is already out there and often when they do. Do not fully read it. BTW. That is how I answered the OP's original post. The answer was in the Q & A. Although I will admit it wasn't obvious. But it was there

You admit that Fannie doesn't do a well explanatory Q&A. That's why many appraisers still confused. It's not on you expecting all appraisers to understand obtuse Fannie's ANSI. It's Fannie.

I did not say that. I just said the answer to the op's question was not obvious. Such as a header saying "measuring ADUs". It was there. You just had to read the Q & A's. I found it in about 15 seconds.
 
I takes all of 90 minutes to become a a Dublin-level expert in ANSI.
Step 1: Read ANSI
Step 2: Read the Fannie Q&As

If everyone did this, 90% of ANSI questions posed by appraisers would not need to be asked.
