Im a CRA looking to get to the CGA level but I cant get any bites. I checked appraisal institute for CGs and emailed all of them an even talked to one that was only doing one project a year but no luck. If you're a CG and willing to train please let me know. Every job posting I see for appraisers on Indeed have to be at the level. Thanks!

are you willing to travel or relocate? Look into different programs or industries that have a need for mentoring an aspring cert gen - best of luck.

When i first wanted to get into residential appraising, so very long ago. I literally had to wait for someone to die to make a space for me.

The guy I talked to on the phone was over 70 so it seems to be the same case. But if they dont train others then at some point it will have to transition to just classroom hours. And, cynically, the main reason I stay in the business is the majority of CRAs are close to retirement, or at least I thought. My dad has been a CRA for 38 years and is 68 and still working soooo.

Do you work near any big commercial brokerage firms like CBRE or similar? They have their own internal commercial appraisers that work different side than the sales side of commercial properties. I never understood why PAREA and all this other crap was done to residential appraisers and not commercial appraisers. Commercial work is driven so much by the income capitalization approach. Do you have any large appraisal companies anywhere close to you? Many commercial groups have several commercial appraisers in the same group.

You may have to be open minded and being willing to relocate if someone offered you a trainee position as commercial trainee. When I say relocate, you could have to leave TN.

May have to relocate even in TN. I would consider you if I wanted a trainee. I am old. Too old for a trainee. Sorry.

Remember many large commercial appraisal groups cover the whole USA in jobs they perform.

They apply for a regular license in another state or apply for a temporary license for specific jobs within another state.

TDOT might be a good place to check but they probably bid out most of their work to commercial appraisers that are already licensed. I am not sure what the options are on the government side.
