Anyone complete a UAD 3.6 report ..... yet

Quality from windows?
The GSEs don't know sh*t. Appraisers can determine quality without measuring window openings.
Lol.

They will not be using appraisers?

The photos, cubi casa, etc. That was taken from the pdr collectors....the gses photo recognition software...

Ceiling height, number of windows, windows opening, trey ceiling, archway, barrel ceiling, thickness of the counters, type of cabinets...cheap Shaker? Farmhouse sink, crown molding, height of the baseboards, number of building corners, pitch of roof...

They don't need no stinking appraiser....

Photo recognition for quality and condition....mapping software for external influences....

10 years....is the magic number.

They thought that they could phase ME out ... But instead, I am phasing THEM out!!! Retirement, here we come!!  :rof::clapping::beer:

Hate to give them anymore ideas...

In ten years this Lil shet will pull up in a waymo (self driving car) do the inspection...ha payback for the human pcr that took our job.

Retirement for you. Universal basic income for me. Sitting at home collecting a government check. What a future.

Lord, come and get us.

Universal HIGH income is the new promise. And that is what it will have to be before there is violence in the streets.

Here's the thing, when they eliminate enough jobs, they only have 2 choices - pay a very comfortable income to people for sitting home or you will have carnage in the streets. If you think Things like Jan 6 or Luigi was bad, that's child's play to what you get when unemployment at 10, 15, 20, 30%? And if you don't think it could get that bad, you aren't paying attention.

Now I can't stand the thought of sitting home with no purpose, I think that destroys the human soul. But I'm gen X, so I was raised different that the younger generation. Many of which sit home now and play on the computer all day and call it a job. So maybe they'll be conditioned to do nothing? Not me.

Perhaps in 20 years.
That's being optimistic, I'll be patiently waiting until AI figures out a way to ignore boxes, clothing in closets and half a dozen Rottweilers waiting for me to drop the Lidar chew toy. :)

Before you folks throw the Buzz gang under the bus, keep in mind you may get a free background check if you use the keyword "Joanie" when you purchase a new LiDAR.

It will be 2 years for data collection only on 90 percent of the 2 percent that don't get waivers. Data collectors will be robots in ten years. Complex scraps and legal work will go to appraisers with good credentials.

The GSEs and the public don't want humans touching most of their products if possible. I remember in the early 90s the car sales guy telling me my Acura had not one human hand involved in its creation. I wanted that over coffee break, potentially disgruntled worker. It's bad. Human involvement is associated with low quality unfortunately.

It's really sad that it's happening to USA real estate which is the greatest regular average person business/opportunity in the world. You can still be a landlord or real estate lawyer. Law will be protected from tech by lawyers making laws against it hurting them.

A have a brother law who was a wheel of sorts with one of the big 3. He was always updating me with robotics and how each year fewer human hands were involved. He said Elon was far ahead of the big 3. What was frightening to hear was the speed at which it is occurring. He was recently given his walking papers/early retirement with no choice and was replaced by a guy 20 years younger. He wasn't replaced by a robot, but he was replaced by a guy who understood robotics better than he did. He had planned on working 8 more years, but got an unpleasant surprise.
