Anyone else dead slow the last two weeks?

I was busy for about 7 weeks , and then it dropped off to nothing. As in , no orders in two weeks, a record lull. Wonder if anyone else is experiencing it- could be a fluke -
The economy has people nervous with the tariffs and Doge cutting jobs. When people get nervous, they don't want to buy, sell, refinance, etc. I don't know who your clients are but you should ask them. I don't work 70 hours like I used to. I am comfortable with my workload.
 
BTW, I do have really wicked one tomorrow (I usually don't work on Sundays), however it is a condo with son selling a condo to father and I already know it won't meet contract price. Ugh.

I have two tomorrow. Weather had been bad here. The other one I did in like 2016 before. It will be a piece of cake. I am leaving bright and early and hope to be home by 2:30 at latest. Have to travel all over the place. 2 hours driving alone without inspections. Hard day tomorrow. But everybody is happy I was willing so far. I think it is closer to 2.5 hours driving alone and many comps.

i'm wrong. Close to 3.5 hours of driving time alone.

But Sunday morning locally is one of best times to be on the roadway. Very little traffic. After lunch, the traffic picks up.

I can listen to my sermons from my favorite preachers while I drive on my phone while I am driving.

I won't be telling the son it don't meet contract price in the morning. He is an agent. I will be more than willing to accept anything he wants to give me at the inspection to support the contract price. I will be professional and nice and later this week he will get the bad news from my client. He is selling to his father which is a veteran.

I am not in family feud. I protect my client.
 
Reminds me a old VA guy and he tells me he's killing it last year and thank god the VA pays $600.00 and he doesn't take any other types of assignments.

Last month I bumped into him and his wife at the Home Deporter in the paint department. I walk up and introduce myself to his wife and say hello I've known your husband for years great he's still at it. He's got this dumb look on his face, she wears the pants and she says
i made him quit because we just got our taxes done and the accountant says he lost over $6,000 dollars last year and that the IRS is going to consider it a hobbyists business and he recommended Bob close it and retire.

He then chimed in and said yeah i felt so busy because each report was taking me the allocated VA time from inspection but after expenses I guess I was losing money but I never realized it because I felt so busy.

The domineering wife says yeah now he's doing real work around the house and not losing anymore of my hard earned money.

I'm like okay nice to see you folks see
ya later. Now I'm wondering how many old appraisers are really confusing feeling busy with making money. Lol

You JGrant don't work the market I work. You need to talk to your clients.

We are living comfortable Glenn. Money is not my main driving force the older I get. Everybody has an idol. Everybody worships something. God made us that way.

I enjoy the work I do. I take it one day at a time and thank the Lord my feet hit the floor in the morning. I worked in the yard all day today and was thankful I was able to do it.
 
I get a burst of orders and then work falls off again. So far, I'm seeing one unit a month less than last year at this same time. I'm hoping that picks back up.

Don't listen to the accountant. We all know appraiser's income go up and down depending on the business cycle.

Anything above 7% is a killer.
Actually, Only in the last couple of years of my mortgage did I get a rate as low as 7%. Again, the problem is prices. Housing prices shot up in 2021-23 due to the stupidity of paying over asking price and driving prices into the stratosphere. That caused the affordability index to collapse. Dropping rates to 5% won't help that much.
