Anyone else dead slow the last two weeks?

Larger spaces naturally accumulate more "stuff".
I have a garage full of 'stuff' - It really got bad after I inherited a bunch of my folks 'stuff' and then when a cousin died I got rid of lots of things as the trustee but ended up with boxes of personal items he had accumulated from his parents 10 years earlier. I have suitcases full of unremarkable things - old pictures, old Bibles dating back to my g-g-grandparents from the 1870s. I have boxes of pictures - Albums my grandmother had from the 1910s with unlabeled pictures of her family before she married my grandfather. I've managed to give some antique tools to my nephew for his newly remodeled shop but like any farm I have accumulated tools and tractor parts for the ages. Don't ask about my collection of antique fishing equipment not to mention beaucoup fishing things from the 1970s and 80s when I was fishing a lot.
 
I was busy for about 7 weeks , and then it dropped off to nothing. As in , no orders in two weeks, a record lull. Wonder if anyone else is experiencing it- could be a fluke -
You probably live in cookie cutter land like Digger. I can show you the difference between heterogenous and homogeneous markets relative to real property values.

Many appraisers on here have testified they work cookie cutter markets (a/k/a homogeneous markets).
 
Is it busy or is it consistent....
 
Both terms are relative....
 
Let me get you even in urban Memphis and I can take you to heterogenous city. Census tract won't cover how heterogeneous the market is on real property values in urban Memphis.

Tennessee as a whole is very heterogeneous in nature. There are some segments that are more homogeneous in market values. Nashville is probably most homogeneous, and Knoxville is close on homogeneous as a whole.

Well, it turns out that on two main portals my clients use, my E and O update renewal that I made last month was not saved, - which made me unable to fulfill orders. I just updated it ( again ) and hopefully this time it will save.

See? I would hire you girl. Usually on something like that, you better get ready for orders. Quit playing out in the yard. LOL

Not a fluke. A new paradigm hitting most all appraisers but in varying time windows depending on locale and client base. Expect each personal potential recovery to be less and less work coming back to you each time as a peak. I.E. all future peaks will be lesser from the prior, imo. Dead Man Measuring starring Sean Penn. Even if clerical error on EnO update, hopefully you return to amazing appraisal profession but eventually the lull will not be because of exp EnO ins. : )
 
Back in the early nineties we had a nice guy who was a formal grade school teacher who burned out and became an appraiser. He had one client he obtained on his own so we let him do the reports they ordered.

Trans America Finance semi hard money but did lots of home improvement and seconds. Easy 3 comp reports and check the boxes. They used to fax 20 to 30 orders a month. After a few years he lived off Trans as he called them. Then in summer of 1993 suddenly no fax orders coming. He even faxed himself to make sure it was working. But every day he would call me to ask if any orders came in. After over two weeks had gone by he was starting to crack up and I told him to call them or drive over to the main office.

He said he didn't want to look desperate, I laughed and said fine I'm driving by tomorrow and taking them a box of donuts. The next day I pull in front of the Trans America Finance office and walk up to the door. A note said closed and the Furniture had been removed. Then I called their other offices and a recording played they were closed.

Turns out they just pulled the plug and didn't tell appraisers. The poor guy he only lasted another 6 month's and decided to go back to teaching school.
