Ok boys n girls......

Rule #1...no contract, no appraisal.

Rule #2 ..Read rule #1

The place to take this is the LOCAL BOARD! Try getting a seminar set up on "working with the appraiser". Since I wear both hats I have to be careful not to disparage myself too much!
 
Our Realtors here seem to be easy going until there is a problem with the appraisal. Once a home doesn't sell because it didn't appraise, well you're put on the ole black list and a new appraiser that will do the "best job" is hired. Been there. I'm sure I will be again. Problem is, we don't have a centralized MLS and only a local good ole boy board to govern our local sales people and yes, we have more than one of those Realtors that holds a listing in his briefcase until he has the chance to sell it. Usually 30+days. Our sales disclosure sheets at the local courthouse don't hit the file for over 6 MONTHS!!!!! Appears they are "behind". Just can't get caught up (Our population is less thatn 30,000 and we have 3 full time employees in the assessors office.) Not until it's election time for the offices.

Came upon a sale reported from that same Realtor that holds listings. Appears the sales price is inflated. Sneaky feller is hard to keep up with. If you call him, he won't admit he's a snake nor will he tell you the truth about the actual selling price cause then he would have to admit he lied. Half of the sales come in seller undisclosed and buyer undisclosed. Look up the address and call the seller to verify, they say call the Realtor, he has all of the information. Sometimes I feel like a dog chasing my tail. Now that bites!!!
 
Was gonna get home tonight & ask just about this same question. It is very bad here in the Good Ole Boy network of AZ (Pinal County anyway) I don't think there are any Realator laws here.
