Private appraisals for the average joe who wants to know how much his house worth isn't usually worth it if you have bank work to draw from, but times are slow.

There's a lot of people who want to know the value of their home. Many people understand that the zestimate is irrelevant. The county assessor is irrelevant. This is also something that could be advertised, like "Don't trust an algorithm! Ask the local experts!"

I could setup an app where people could request a valuation. With the app, they would upload pictures of each room and give quick details about the home, then they would pay within the app. I'm thinking $150-$200 for a desktop value. Turn time is 3 business days from payment. The customer receives a notification when the value is done. It will present the value in a nice display with the most similar comps. They could download the report or email it to themselves. Everything would be done through the app, except my backend valuation work.

Angie charges like $400. No commission or anything. Supposedly there are a lot of leads. Anyone try it before? Any success getting leads? I could advertise in other ways, but it seems like a decent deal. That way I can see if there's a market for these personal desktop assignments before I invest time making the website/app.
 
I used to put together desktop values at a bank, and I could easily do 5 in 8 hours. This could be very lucrative. I assume I could get business given the population of Chicagoland. The bank used to charge the customer $100 for the valuation, but I'm not 100% sure. I think $175 is a reasonable price. Maybe start at $150.
 
Nobody wants to call an appraiser and ask for a value. The app makes it easy and people will impulse buy.
 
Read some of the other threads here about Angi's. COMPLETE waste of time and money. You pay for leads, most of which are garbage. Apparently very hard to get your $ back. A lead is NOT an order, but you pay for it like it is.

Setting up your own app would be much better, if you can figure out how to market it.

Thanks for the response. I know the leads aren't guaranteed, they're just leads. I think spending $400 on facebook advertising or some other form of advertising might be more beneficial.

I just figured since these people go to the Angie website and express interest, that I could call them and they would be receptive. I'm good over the phone. I'd be fine with a 1/15 success rate. Not sure how reasonable that is.
 
Put a ad in the local attorney meet up group newsletter advertising your professional services for real estate related matters. Go to their monthly meetings.

I imagine I'd be able to get at least 100 leads per year. That's like 7 orders at the 1/15 rate. That pays for the Angie's fee and then some.
 
Make some flyers or business cards explaining what you do, and hire some kids to canvas neighborhoods you would like to get work in. Or just get a bulk rate postage deal and mail them yourself. Can probably get postage down to the $.50 range each. Paper cost nominal.

Don't think it will frankly. Even if the leads are $20 each, one of out 15 won't make it worth your while.

I don't honestly know what the leads cost, but I think I have heard more than $20...
