Appraisal 101 - Private Or Public Road ?

Yes we looked at how miles to the access, then looked to see if we could see the the home. These rural appraisal were always done in pairs, apples for horses and with a dog for added protection. Sometimes you would be stopped by people and asked what we doing. One of us would always explain that we were their to help one of their neighbors. People were always nice when it was explained that way.
 
Does this thread seem like it is going around in circles. If property is located on public street. It is public. If located on private street. It is private. Access is access. Cannot even imagine a situation where property is located on public road with private access or on a private road with public access. Public is public. Private is private. Whether or not a sign is posted at entrance of private street saying no trespassing. It is still a private street. The real thing to be concerned about when it is a fannie/freddie report is that they require a maintenance agreement for private roads. It could be the HOA, could be an agreement between owners, or it could be an agreement with public entity. So report what it is and if it is a private street. Investigate whether or not a maintenance agreement is present and report results of that investigation within the report

And on what do you base your determination of "private" or "public"? We have hundreds of private roads that are accessible to the public, some have maintenance agreements, some don't. The question was as posed: Is the box referring to access or maintenance?

Who owns it!!!!!! So your definition of access means "can the public access the road"? If so. What or who determines that. Is there a sign on private roads in your area that states public welcome. Or is it there is just no sign at all. If no sign. How do you even know it is a private rd. I do not know how it is in Ca. But around here. Private property is private property. I do not knowingly trespass on private property
 
Anybody ever run into a publicly owned road with private maintenance. (and I do not mean a sub contractor hired by public entity)
