Fannie says waivers are 2%-4%. Hmm, selling a point? It would be nice to have better data.
Notice you don't have access to UAD and CU data either. I am telling you that appraisal bias panel may come down on a bunch of folks.

I hope they leave me out of the target range.

Those panel members have power over just about everyone in one way or another. American Banker's Association don't hold a candle to those regulators. They may abolish state boards, TAF, appraisal management companies, etc, etc.

GSE holds no candle to the power that appraisal bias panel has.

Biden holds no candle to the power and knowledge that panel has.

Congress holds no candle to the power that panel has.

Joan asked for it. Be careful what you ask for Ms. Joan. That panel is serious. Rohit Chopra (CFPB) is dead serious.
 
In CA in the past, buildings had to go through local permits and planning. At times, it seems subjective in how government workers decide what is acceptable to build and design.
CA passed a bill called SB330 and it's a step to standardize development of multiunit buildings.
Before planners had guidelines like "should" and "may" but now have standards like "shall", "must", or "is required to".
There was bias if not obvious in deciding what projects could be built. Sometimes it takes many many many many hearings and fate still undecided.
It's a step to keep local governments to be more "objective" for better or worse.

Your government seems like they are doing good relative to appraisal profession. That panel didn't go after your State govt on appraisals yet.

One of the reasons for high prices in SF is the arbitrary way for planners and politicians to decide if a project can be approved. Thus not easy to build more housing.
If I was a developer, I would have to hire a consultant (usually ex city planner) to get my building approved to be built. Consultants are expensive and add to cost.

I got an email today from state board in voluntarily do a survey asking question like age, race, years doing appraisal, planning to renew, and how many years left.
CA cares about appraisers. :giggle:

The hearings are about eliminating appraisers not helping them as you are the problem not the solution.
 
This panel is composed of very powerful federal regulators. I can start with CFPB (most powerful), FDIC, FSLIC,.

Do you really think they care when they have tons of very well documented evidence about you?
