There will always be appraisers just like there will always be black smiths and local bakery's. But it will not be a viable business model for 85% of those 97% white males and females.

Res appraisers understand where the business is now and cert gens were they included in your latest god like prediction? :clapping:
 
And what did you do? Nothing that I can see, other than then posting repeatedly about how great waivers were on a continual basis.

Take a break from undermining everybody. It is getting old.
I just want people like you get get focused on the real agenda and off things where the ship has already sailed. The one thing thats a shame is most appraisers did not want a easier way for people to become appraisers because they wanted to keep things under their control.

If those 95,000 had been blasting GSEs for the last 20 years on not allowing trainees to inspect then we would not be in this position right now. But they didnt because of greed and being short sighted. Just like 97% White if the organizations would have started to deal with this 20 years ago we would not be talking about the 97% White.

But no some wanted people to get 4 year degrees to enter a business that a HS Diploma and training would have been enough. Then not even paying people to be trainees. What the hell what business in the Nation has people work for two years without a means of income. Think about all this its like a bad nightmare :)

No doom and gloom I am only reporting what your people and administration are telling the public about us. You don't like to face up or admit when you are wrong and so you pivot to try and place a spin on what the "task Force " is and what its really about. Now thats fine as to expose it means one may end up losing their job or even a State Board going after them and I understand that. If one needs to survive by all means do not tell the truth as it can come back to bite you.
 
I just received an email from one of my best lending clients that listed 77 words that will cause an appraisal to be sent back for revision if found in the report. A lot of them make sense but included in the list are:
Illegal
Good
Average
Fair
Poor
Homogenous
House of Worship (if you can't say church, mosque, temple, synagogue or house of worship, what are you supposed to say when the subject abuts one?)
Young
Mature
Old
High
Low
Strong
Weak
Rapid
Slow
Fast
Diverse
Context is VERY important. IMHO, outright banning these words is completely ridiculous. If you looked at every appraisal I've written in the last 35 years I would guess you would find one or more of these words in 99% of them but not used in a way that indicates bias. I don't want to lose the client but we're going to have a problem if they send back every report that has any of these words used in a context that has nothing to do with bias.

You can't fight a battle when you don't have a seat at the table. You can't win the battle if the other side who has all the power has already come to a conclusion at the get go. We Appraisers did bot create or cause the inequity. All we do is give them a Progress report. So far the politicians have it all wrong and will continue to have it all wrong. Unless they admit failure

All you as an Individual Appraiser can do is continue to prove them wrong. I am an Optimist...maybe something will change to the better and you will be giving them the good news.

I have agreed in the past but when you have A President and VP and the Administration given a mandate and a goal to turn the industry upside down and not do to over valuations or poor work but because there 97% white thats a major battle. No President in History has ever gone out and singled such a small group of people and the Appraisal organizations no they were dead so their all on board too.
 
So we agree the appraisal business is set up to keep White majority for Appraisers. Nonwhites have higher hurdle to get mentor to train them. I know of appraisers who got into profession from family and social contacts. I knew it was an unfair system both for entry and income fees. Best for young people to go to other more promising careers.
This is the dumbest statement you have ever made on this forum. Then you said something above that is quite intelligent Do you know why they should and and actually succeed?

Nando for once may be right unless someone knew someone in appraisal or had family it was very difficult to break into it and that was for Whites. The fact is it was treated as a cottage industry and did nothing to ensure outsiders to enter it.

The trainee system is and was terrible as we had people who could not even make a decent wage for two to three years and Fannie Mae killed newbys by not allowing them to inspect-yet these are the same people who have no problem with unlicensed people inspecting . Go figure that one, and where were State Boards on this issue ? Silent .

In the end it had only one way to go and that is to be changed to a new model as no new hires and a aging force through death or retirement . The twiddled down numbers would eventually be almost none. Now a legitimate excuse can be made and that is there is not enough appraisers when times get busy again. Thats when waivers and PDC and other methods will take over in force further lowering appraisers incomes until many just finally give up. My guess is the remaining large AMCs will expand into many different sources besides appraisers.

It can be viable. How? easy, way back when I started most local appraisers were also RE Agents. Many were associated with a Brokerage. Many were Leasing agents and sales agents in there small one person office. Some were RE Investors. house flippers etc.
