Who in CA is still charging $350 for a typical tract house deal? This is the same price it has been for 10 years. How much longer will $350 be the base fee? We have to at least keep up with inflation, and gas prices. If we keep charging $350 someday we will make the same as bus boys', retail clerks and janitors. I charge $385 and have not lost any business.
 
I have been charging 300 for one local bank and 325 for everyone else. I am going to raise prices. It has been a while.

A former clent who just got his mortgage license back in our state and is working again called and said his shop quotes 475 for the 1040, no Cost Approach needed, no Income Approach needed. He said FHA paid 475 and the shop he works for figured they would quote that and so far no one has made an issue. He said I could charge more if I wanted. They didn't care. The borrower is instructed to pay cash at the door to insure they don't stop payment on the check if the deal doesn't fly. Quite a change from the Fat Slob Rob lenders in the threads at the other forum!

And what is a "typical 1004" and what is a typical appraisal? SOW folks! Pay attention. Who is the client, intended user, what is the intended use and so on!

I have appraiser friends here who would call the AMC order a "typical" assignment but I look up the property before I even accept the assignment! Then I quote the fee. What if the property is a double section in an area of site built residences located 50 miles from you and all the comps (used and/or considered) are located a "considerable" distance from the subject? Is that a typical assignment? Maybe for Ray but even he quotes a higher fee and doesn't take that 200 coyote pelts as a fee! HE KNOWS BETTER!

Hello - gas - time driving - distance - time at the brokers' offices - etc!

You accept it - you deserve the day before the board! That's my thought
