Can anyone please send me information on EXACTLY what needs to be put into each appraisal that replaces the previous HVCC comments. I would greatly appreciate it.
 
Since there are no required HVCC comments, there is nothing to replace.
 
So these comments are no longer necessary by FNMA?

"No employee, director, officer, or agent of the lender, or any other third party acting as joint venture partner, independent contractor, appraisal management company, or partner on behalf of the lender, shall influence or attempt to influence the development, reporting, result, or review of an appraisal through coercion, extortion, collusion, compensation, instruction, inducement, intimidation, bribery, or in any other manner."
 
The Valuation Independence provisions of TILA are regulations of lenders, not appraisers. Some lenders and AMCs will ask you to add comments that you weren't pressured, but the real onus for compliance is on the lender. There is no requirement in the guidelines that you add a statement to your appraisals.
 
I now put this in my reports..... May cause heart failure even death, tightening of the arteries, constipation, liver and kidney failure, incontinence, diarrhea, dehydration, blurry vision, heart palpitations, sleeplessness, and apnea. But enjoy life, you only live once..... :shrug:

I'd like to add to your statement, "if condition lasts more than 4 hours then you should contact your neighbor."
