Alls I'm saying, is you can show a little humility.

I recall a while back where you posted on an appraisal situation. Your comment was helpful, insightful, and contributed to the thread. So much so that another member here was impressed on how knowledgeable you were. Helpful, as opposed to the arrogant braggart you demonstrated in this thread. You didn't droan on about MARS (which is completely Overkill for most appraisal work). It was pretty cool.

You should probably consider doing that more often.... it's kind of like helping the old lady across the street.
 
Yes, I often find the forum dull …. Most of the discussion is not really about appraisal - and goes on and on and on and on repeating the same refrains about UPAP or whatever.

WRT RCA it is for higher objectivity and accuracy at a higher price. So for now it doesn’t really compete with lower cost methods unless there is some smart appraiser around to work for less than your typical idiot appraiser (I am not trying to be arrogant here - but clear) —- or someone who wants a highly reliable and accurate value that is not constrained to bogus limitations of traditional appraisal methods or the shriveled bias of over-the-hill pompous appraisers who think they are God - so to speak.
 
When I think about what makes an appraiser good at their job - charts, graphs, software, spreadsheets, ability to program computers, etc are all pretty far down the list.
 
Another failed engineer who had to become an appraiser to survive.

That in itself would not be a shameful act
but that persons inability to accept their fate in life and then pretend they are superior to what they ended up becoming is akin to a grown adult playing Pee Wee football againt 10 year old boy's and then bragging how much better he is.

I’ve never seen him post anything useful on AF. It’s always just MARS, MARS, MARS and how everything he does is superior, and how all other appraisers are idiots. I’ve never seen any demonstration of actual street-smart valuation knowledge, the kind which can only be gained from truly understanding markets rather than computing numbers. He seems to have some technical knowledge, things like math and software, but that’s it. I seriously doubt his valuations are any more predictive of price than a typical 10 year veteran. Failed engineer is right. Ted Kaczynski is probably flattering comparison, because Ted was a true genius underachiever who still managed to be influential. Bert is not a tortured genius, just tortured, with a personality that drives people away and causes him to miss out on life’s greatest pleasure, human connection. He really is a prime candidate for psychedelic assisted therapy.
 
Amen nothing positive, even bad mouths the AI which he claims to be a member. They need to discipline him for attacking his own members. Geez loyal to nobody.

I am only posting for the very few appraisers that might be interested in MARS. Some are. I also write long posts and articles - and sometimes I get asked for permission to reprint them elsewhere. I can put you on ignore, if you would like. I guess I should, in all cases where people are offended by my view. Just let me know, --- Or ****, why the **** don't you just put me on ignore yourself? That is OK with me. Absolutely. I wonder why GH doesn't put me on ignore. And others. Many do I am sure, - and that is fine.

The point is, I don't have to post or publish anything on this forum. But then, appraisers like you wouldn't find it so easy to express your dissatisfaction. And the public, the world, would not begin to understand the profession. It is ONLY by your kind of posts that we learn the real inner mental world of the vast majority of appraisers just like yourself ( you are not alone) -- the ones with "street" smarts.

Anyway this is a waste of time. I'll give you another breath or two and then put you on ignore. You have no real arguments to argue against.

The Fannie Mae forms are just spreadsheets. Full of numbers. Commercial appraisals are almost entirely focused on producing elaborate and complex spreadsheets with hundreds of calculations. Words are descriptions that are general in nature, very capable of deceiving and misleading.

I would be careful, if I were you, and you really believed what you say.

I turned 18 and graduated from high school many years ago, so I don't put anyone on ignore. If I think poorly of someone's opinion on a given topic I just autoscroll. If I agree with them on a different topic then that agreement stands on its own.
