Should still be a 4 year degree requirement. Won't get a better product by lowering the bar.
Too late for that now. A number of appraisers themselves spoke out to get the 4 year degree removed. Are they sorry now? It was the first step down and the rest followed.

Isn't it AI that's taking over....
Lack of 4 year degree not the reason for appraisal industry ills....
I'm guessing the appraisal generation before us didn't have 4 year degrees....

CG requires a 4 year degree.

Many professional fields do and when the res side dropped it it was a step down in parity from other fields as well as the CG side that require it.

I don't know if 4 year degree was required to complete commercial appraisal prior to licensing (the generation before us)....

No, it wasn't. All they had to do was take the CR or CG test.

Well, the answer to that is NO. When I got into the appraisal business the only requirement was to be able to convince someone that you were an appraiser.

It did not work out well for some. I was in the biz 10 years before licensing in TN. When licensing came along I still had to document my courses, take the exam, etc. That was no problem for me because my mentor had actually sent me to the classes. Those who just hung out a shingle and had not taken any actual courses found themselves in a bind.

And, I did have a degree, though it was not a requirement.

I don't have a problem with PAREA doing commercial. Freddie does very little commercial I think. Does Freddie require some residential on the loan on what they buy?

I am stupid on it so I am asking respectfully.

Don't forget the clipboard and tape measure....
