Appraisal Modernization Act of 2025

I think the consensus among appraisers is that in fact we do not discriminate based on race, ethnicity, etc, etc.
We call it like we see it value-wise, and reliably support our findings.
Over the 25+ years I've been doing appraisals, only once did I see an instance that had the appearance of bias.

I personally wouldn't even dignify an accusation of bias by responding.

Bias is virtually non-existent throughout the entire industrial infrastructure of the USA. During the past 60 years working in a steel mill, throughout the hospitality industry up n down the east coast and deep sosuth, acute care hospitals from LA [Louisiana] to LA [County, CA], various appraisal and real estate firms, etc., etc., I've witnessed NOBODY making personnel decisions based upon race, and gender only if the perception existed that a female might not be physically capable of performing heavy labor. IMNSHO, professional sports are a microcosm of work in general--who TF is EVER gonna hire an athelete less competent than another because of race/ethnicity/etc. NOBODY NEVER EVER. I've also read hundreds of published, vetted, scholarly articles that examine potential accomplishments of individuals based upon race, ethniticty, gender, age, etc., etc. Academic results based upon rigor much much more exacting than anything an appraiser would attempt inevitably reveal that distinctions in competence DO INDEED EXIST among various individuals when grouped demographically, although five decades of liberal thought diminish the ability of organizations to be base decisions upon hard data. Just saying...bias doesn't exist either virtually or functionally. While the USA frets n struts its brow..."while Rome burns...." Sad but true!
 
Appraisers, hands up if you’re thrilled to watch the circus this disaster is about to unleash. OH GOODIE, ANOTHER WINNER.

Because what we all wanted was a shiny new public database of our appraisal details so they can play “Find the Discrimination.”

And the best part? If a creditor feels your report might be discriminatory—no actual proof needed—you get the honor of paying for a second appraisal yourself. Truly a masterclass in fair policy.

What dummy, I mean politician dreamed this BS up?

The absolute worst part of this bill is that it empowers lenders to force an appraiser to pay for a second appraisal if the lender merely has “reason to believe” the original report is discriminatory.

“(B) Discrimination.—If the creditor has reason to believe that an appraisal report reflects discrimination, the creditor shall—
“(i) order a subsequent appraisal, the cost of which shall be paid by the original appraiser; and

You do not want to be an appraiser:

“(B) DISCRIMINATION.—If the creditor has reason to believe that an appraisal report reflects discrimination, the creditor shall— “(i) order a subsequent appraisal, the cost of which shall be paid by the original appraiser; and “(ii) forward the appraisal report and the creditor’s summary of findings to the appropriate local, State, or Federal enforcement agency."

This would be Raphael Warnocks baby. If the dems get back in power this will be the law of the land. We can not under any circumstances allow this to ever pass. This will be the end of residential appraisers.

I think its not so much about sifting through looking for bias. its sifting through looking to grab our work and leave the actual appraiser out of the equation.

Did you bother to read either one? The two are not the same, or even remotely similar. Same crap, different day!
