Appraisal of Detached Townhouse

No CPS and Lee your both wrong. Also CPS the correct spelling is oxymoron.

It is detached townhouse zoned TH-3 Townhouse. Yes it is single family residential but not SFR zoning. That makes it a Detached Townhouse

The lot is 3500 sq ft improvements are 3 story 2400 sq ft and it does not conform because the detach makes it one of a kind.

If a 4 unit apartment building were located in that TH-3 Townhouse zoned area would you also call that a Detached Townhouse just because the zonning is TH-3? Or maybe an Attached Townhouse?

Seems to me you would call it what you describe it as "single family residential" and then determine if it conforms to zoning. You stated else where there were no sales of similar detached dwellings and that attached end unit townhomes were the most similar sales. So sound like you go with that and explain why you used those sales.
