Appraisal reports provided to BREA verified?

Hi there, about to upgrade my licensee and was wondering if the CA BREA actually requests copies of the reports you provide them?
Meaning, they request 5 reports from your log and then would they request from the client?

Seems like overkill
 
They might. They want to verify that they are the same.
 
BREA CA --Not always but yes they can and do so only send real reports-if they catch you its over and I have no doubts many have created reports - But a simple look at public records will show a loan or purchase transaction on your sample addresses and the trail is easly followed . Also as a side note BREA people are on this forum and reads threads and remember using a AKA for your name is easly broken to identify who you are :) LMAO
 
More reason not to use your real name in AF.

They don't generally contact client "they request your work files if in question" and if you don't have any work files and that's when it's all over. They can also ask for more than 5 appraisal and there work files too so just do it by the book they know all the angles :) LOL

As Glenn wrote, it's important to "only send real reports" - I've seen supervisors/trainees get very tripped up, for example, when the trainee didn't sign or wasn't acknowledged in the reports that went to the lender, but the trainee signed or was acknowledged in reports that went to BREA. The appraisers would doing this because of lender prohibitions against the use of trainees.
 
It was easier when licensing first started. I didn't have to submit any reports or my proof was honor system.
Small period of time in grandfathering or else not enough appraisers when licensing began.
 
In a past life I processed upgrade applications. Send exact unredacted copies. Obtaining client copies can happen.

They went over each report I submitted over the phone personally with me. They put extra emphasis on the 2 to 4 reports....supposedly they find a lot of faults with those.

That last part though....have you edited the reports from your log that you submitted to the lender before submitting to the BREA??
