Appraisal reports provided to BREA verified?

They went over each report I submitted over the phone personally with me. They put extra emphasis on the 2 to 4 reports....supposedly they find a lot of faults with those.

That last part though....have you edited the reports from your log that you submitted to the lender before submitting to the BREA??
So I never submitted my reports but my Trainee submitted reports in which I signed as supervisor.
Trainee had no problems with the reports.:giggle:
 
A. Any appraiser should have a signed copy of the report as a pdf that was sent the client. (this takes 30 seconds)
B. Any appraiser should have a workfile which is always 50+ pages with the same file number as a pdf. (this takes 30 seconds)

One of the positions I was pushing but was never able to implement was that an AL should be able to do one approach well, an AR two, and a AG three. And by approaches I mean SCA, CA and IA.

As far as editing your log, you should put forth your best work. Most applicants want to submit their application the day they cross the minimum threshold hours. That’s fine but don’t be surprised if the licensing agency picks your dogs. You may want to consider having more than than the minimum needed hours and include only your best work on your experience log.

(Note: While I don’t think he/she meant it, Surf Cat’s “edited the reports” could be construed as altering the reports as it was delivered to the client. Anyone caught doing this will almost assuredly have their application denied and, if licensed, have an action taken against them. Absolutely do not alter your reports in any way. Send only an exact copy.)

John, that's how it sounded to me... that the OP was worried about his submitted report in comparison to the report turned into the lender....hopefully, I'm wrong and the OP did not alter his reports.

And yes, you're correct in that the BREA selects the reports for you to submit. It didn't happen to me however, they'll hold you back if you don't have it together on your 1025's.

I know I’m correct on how BREA selects reports because I was involved in writing and/or approving of the procedure during the years I was there. :)

As far as 2-4s, someone applying for an AR license should be able to knock out a supportable rental and GRM analysis.

When I upgraded to CG in my home state (AR), they actually wanted to see a report I did in Oklahoma, which seemed rather odd to me.
