We'll see what the other "head up their butts", technically oriented APPRAISERS have to say when there are more around on Monday. I am sure the California appraisers are going to have a few choice words and challenges. It should be fun to see and read. :o

Don't post anymore. You're just wasting my time reading into garbage. Like I said, this isn't rocket science or brain surgery so don't treat it as such. I'm sorry to hear appraising is so hard for you. If your struggling with it, maybe you should pick an another career. :rolleyes:
 
This "Shirley" person has got to be a troll like I stated above. How could any appraiser possibly be as ridiculous as this person is? Please, lets stop feeding the trolls.
 
Two posts state appraising isn't rocket science....I also noted a couple of "yours" where a contraction was needed.......4 split infinitives...... not to mention deplorable grammar and syntax. My guess is this is a visitor from the grapevine. Don't they offer remedial education even for LOs? :)

you are serious, you have been taught by one of the worst incompetent number hitters that ever managed to obtain a appraisers license. IF you plan to continue appraising, you very badly need to learn how to competently appraise. If you choose not to learn, I seriously believe you need to get out of appraising immediately! If you do continue along the path you are on, I very, very seriously hope the state of CA takes that appraisers license away from you and all the other 99% of the appraisers you know!!!

I will not only lock this thread, I will have your posting priveleges removed. This forum is for appraisers to chat and learn from each other. You DO have much to learn about real appraising, starting with Appraisal 101 (aka 'The Basics'). We very happily help those that want to learn to appraise correctly. It's blatantly obvious you don't know what you're doing as far as appraising correctly is concerned. You can easily be forgiven for having a bad supervisor / mentor. It's not as easy to forgive someone that actually knows better and is still an incompetent number hitter.

Your choice. We don't have to put up with your rants.

Why, Robert Bucks, I never knew you had such a command of the English language! :lol: I reckon I better check my grammar from now on and quit ending my sentences with prepositions...or is that propositions. :lol: You are "most definitely" (I hear that on sports radio) an appraisal scholar.


And, Wow! I certainly enjoyed reading this thread on a Sunday night. This will teach me to never skip over threads without reading them. Hey, but I'm just one of those nerdy appraisers who follows the rules and somehow did well until a couple of months ago. :lol:
 
Pamela, where did you ever see me write that I push value to hit numbers? I work for the most conservative appraiser in this planet. This topic isn't about me trying to push value. It was about making an adjustment on a lot size which I do when there is a significant difference in lot size even when the comps show it has no effect. Does a dollar adjustment on a thousand feet mean i'm pushing value. OOOOHHHH, a thousand dollar adjustment. I'm really stretching the value on this one. Maybe in conneticut, alabama, texas, north carolina or whereever else houses cost as much as my car, you might think this is pushing value, but in california where the average home if 400k, a thousand dollars or two isn't considered pushing value.

Especially when I know larger lot sizes are more desirable in a area even though the comps I'm using doesn't show it.

If you want to call me a bad appraiser and say I push value and I work for the worst appraiser, go ahead. It doesn't bother me one bit.

Have you done any repos or relos?

If so what was you confirmation rate?

Many have enter this profession at an active time and simply filled in the blanks.

That is not appraising and I do not doubt that you have seen it happen.

Unfortunally, that perhaps has given you a disorted view of appraising.

Most appraisers are very firm in their beliefs, however personal attacks and vile language will not get you anywhere.

This forum is one of the most useful things for appraisers, respect it or leave it.

It may surprise you to know that we have expensive areas in all these states where the average home is more than $400,000. It is not our fault you may need a mortgage to finance your car. What does California do, make all employees who make under $40,000 per year commute from another state to keep their property values up? :o

You are making adjustments and readily state that you already KNOW they are not supported. Please show me where this is acceptable appraisal practice. OOOOHHH I'm SO impressed with the values of the properties you 'appraise'. You must be very special.

Oh come on!!!. We all know 99.5% of appraisers violate USPAP. Am i right or am I right?

You are very wrong!

You have go to be completely naive if you think most appraiser go by USPAP guidelines. I'm not saying I agree with what they are doing but more appraiser violate USPAP than not. If you don't agree with that statement, you need to open your eyes.

My eyes are open. I know there are many with an appraisal license that have no clue what they are doing. They're the ones making unjustified adjustments.

No Andrew. I say keep everything the way it is. The nerdy, straight appraisers can continue to do whats morally correct, while the appraiser that bend a few corners get rich off this industry.

I'll continue to be 'nerdy' and 'straight' and 'do what's morally correct' while I diligently work on running the 'appraiser that bend a few corners get rich off this industry' out of this business!

I recently received my appraisal license...

Your lack of experience, especially in real appraising, is blatantly obvious.
