I had one luckily the realtor turned on the water. Someone left both the cold and hot water faucets for the washer in the upstairs utility room(basically a closet). He turned it on, I was downstairs, heard the water running, and ran upstairs. I got the hot off, but the cold faucet would not budge. By that time, I am screaming for the Realtor to turn the water off. He ran outside and turned it off. The water was running for about 3 minutes and the loft next to the utilitycloset, the carpet was soaked and a there was enough water to form a puddle.Ditto #6. The wisdom of this was reinforced, for me, last year. Met the Realtor at a vacant house. FHA appraisal. The water was off. The Realtor took the initiative to turn the water on. When I went into the house, water was pouring from a toilet with a defective fill valve and ruptured pipe running down the hall. Not my fault, not my problem.
I felt bad for the guy, because he was freaking out about the carpet. Told him to open the windows, get a wet vac and bring in some fans.
If I would have been alone, I might have flooded the whole second floor. Since that time, I do not turn on the water from the street. When I call I ask if it on and tell the contact I will not turn on from the street due to liability.
