Appraisal Update Question

You know...I always figured it's the Lender's job to worry about those rules. If they make a request that I believe isn't going to help them, I will discuss it with them. But if they persist that is what they want, I quote the fee and provide the service. I an appraiser. Not a loan officer, processor, or underwriter. A lot of the trouble I've seen appraisers have to deal with came from them trying to 'help' instead of just sticking to their own knitting.

I'm more in agreement than not on this. That said -

- an "update" is an appraisal
- an appraisal must be compliant with USPAP
- I can think of many things that can contribute to a decline in a property's value over a multiple year period which have nothing to do with market conditions
