Hi, Wanted to see if others have seen a pretty significant descrease in volume the past couple of weeks. Things have been pretty steady the past 6 months and was hoping with the rates decreasing, volume would increase, but has been the opposite.
 
Here it was the opposite, an increase -
idk your area but some people are distracted by the election might want to wait to see who wins before they buy lol - two weeks, though is a short time , the market can fluctuate for any reason or no reason that I can fathom-

So now you think PAVE is gonna have a big impact.

One thing is for sure, her policies suck and appraisers will be one of the scapegoats for it.
 
Surged in August, was steady but lower before then this year, surging again and might match August levels (we took most of Sep off due to a family matter). Note I am not giving you numbers/week because those are idiosyncratic to each business model and location. Trend wise, lots of purchases and 2nd loan refinances down here on South Texas right now.
 
Once you go outside of secondary market lending, things are pretty much the same month to month. People die at the same rate. Lawsuits are filed at the same rate. Cities take property by imminent domain at the same rate. And commercial - agricultural lending is pretty much at the same rate. I have a large land tract, a daycare, a SFR in the queue. Steady as she goes.
