If I don't mind stopping for 2 hours and recharging 20 miles out of my way. There are no charging stations in a lot of where I go...and my Escape averages 29.7 mpg...about 10 cents a mile. I charge $1/mile. 100 mile RT = $100. FYI - the map is about 50 miles N-S and 80 E-W

They built 7 charging stations...

Must be really large expensive charging stations.
Harris said she will have 3 million affordable rentals and homes by end of her term. Got to set goals high.
 
I'm a small business and with all the fees we have to pay this maybe my last year. Three appraisals in a month just doesn't get it for me. Bidenonomics has killed my business! We have so many real estate agents that are packing it in too!
you need to try and find new clients if you want to stay. They are out there. You might be surprised how many appraisals are done in your area. I am not sure what sources you have where you can look at all the lenders and mortgages filed on property in your area. If you can get that list and study it, it will help you find new clients to work for. All you need is the lender name and contact the lender directly. They will guide you from there.

you could shift gears too. You could try government work like dept of transportation, accountants, lawyers, etc.etc.etc.

There are many possible clients out there. Your tax assessor would probably hire you in a heartbeat if they had an opening.

Many of my assignments are over 50 miles away. What matters is what you charge. I love being paid for driving somewhere.
That's true. If your fee is high enough, it can make sense. The bigger cost there is time... not the costs of the vehicle. You are really doing nothing on the drive back from the property.

UNLESS, of course, you have built a system where someone else drives and you can type in the passenger seat - hence can do more appraisals per week. Plus, inspecting properties, meeting people is a BIG part of why the job does not get so boring that you want to jump off a cliff.
 
When i first started i would take my wife wirh me on the further rides. She liked looking at the sample houses, then maybe stop at a flea market or mall on the way back. Was a paid day out with da wife. This was before cell phones and the internet days. We took a horse and buggy to the subject in those days.

we often had 2 on inspections. Never hurts. I never saw it as "wasting time" - rather I saw it as due diligence and CYA. After all, there were only so many assignments. You don't need to hurry if you only have so much to do.
