If appraisers are ethical....
USPAP is not needed every 2 years....
Most people know that's not even close to the reason we're required to take USPAP every cycle. I've been doing this longer than many of my colleagues have been alive and I'd wager 90%+ have some of the highest ethics of any profession. If you think otherwise, I don't know what to say other than it must be mentally debilitating to participate in a profession that you believe to be so low.
 
You can take all the continuing ed you want after you've completed the mandatory CE.

Half of CE is a waste of time - USPAP to find out two paragraphs in the past cycle. FL Law, other dull course options. All of the real estate industry is subject to fair housing reg or topics about discrimination. RE sales, lending etc. Appraisal is late in the game of making it part of CE.
Obviously, but my point is why should we be subjected to forced into xx hours of bias training when it's already a part of USPAP. Until now, I would never agree that half of CE is a waste of time. Most of the optional CE that I've taken through the years has been good and has added to my expertise. USPAP, state law, and now bias training - most of those are pure wasted hours to those who have been in this business for any length of time.
 
Hmmm, its not an added to the required hours, its just a required class. Doesn't reduce your time to do your job, unless your math makes it so 28 hours no longer = 28 hours. You can run 2 screens and work on one and take the class on the other. No biggie. And your user name indicates that you just might be female in which case you ARE a DEI hire.

One thing I'm learning here is that I'm in a small group of people who value non-mandatory CE hours. Lemmings.

Same here. Took USPAP when it first came out. It was terrible. Horrible and went through many changes.
Still could be improved in making it shorter but then there won't be any required classes to take anymore.

That's why I believe TooMuchCoffee's complaint is inconsistent....
Appraisers take USPAP every 2 years which won't cure unethical behavior....
Appraisers take Bias every 2 years which won't cure bias....
Instead of just complaining about Bias CE, she should complain equally about USPAP CE and the Bias CE....
For real? So, in your world, I can't ask a question about bias training without including the universe of forced training? Sorry I didn't recognize your AF-police badge.
 
But do we need reminded every two years of those consequences? What do we actually LEARN about ethical appraising? Nothing. Absolutely nothing. We have to adopt the miniscule changes made in the document. Back when the interval was 5 years were we more unethical? Of course not.
Agree. But it is what we put up with in order to retain the license.
 
Boo hoo more victimhood, having to sit thorugh a boring class - a govt license which is what an appraisal license is comes with a bit of obligaoin in exzhnge for the advantages - abba hoode hit

USPAP is a standard of professional ethics by which at least a benchmark measurement can be made.
It is not about an appraiser being personally ethical - it is about in their profession, can be practice to the ethical standard. An appraiser can cheat on their spouse and be a sleaze in private, but if they follow professional ethics, then they fulfill the requirement for appraisals. The reverse is true - an appraiser can be a great family person and upstanding citizen, but if they mislead, conspire to commit fraud, or violate any of the ethical standards of USPAP they can face the consequences in their appraisal career.

It cant force people but it can act as a deterrent and a means of punishment for those that violate.

I agree, but it is the price we pay to have a license.

Let me see if I now have it right....
You're not opposed to taking Bias CE....
You're opposed to it being a separate course because bias is covered in USPAP....

The 1st Fair Lending course I took was ~1989....
And the last Fair Lending course I took was ~1991....
Both courses were bank in-house taught....

So, why do you believe Bias CE course is being required....

My perception is that almost every profession is getting bitten by the implicit bias bug and that what the appraisers are getting is becoming the default, not the exception to the default.
