Appraiser & Home Inspector on-site at same time

Is it a bad idea to conduct my appraisal inspection while the home inspector is doing his thing?

Once before, and a long time ago, a lender made the accusation that the home inspector influenced my opinion. Although the home inspector and I hadn't shared so much as a hello with another, that didn't deter the lender from threatening me. Since then, I've scheduled my appraisal inspections around the home inspections.

However... I have an inspection scheduled this afternoon, and just found out from the Realtor that the she's scheduled the home inspection at this same time.

What would others do? I'm nearing my deadline and need to complete this inspection today...

No, there is no conflict of interest. I talk to them too while on site.
 
No problem. And as far as an inspector influencing your opinion I feel that IF I was provided relevant information by the home inspector It just contributed to the quality of my report. If there is something that is a problem I would rather know about it. The lender is asking you to provide information that they use to make a decision. Who cares what the realtor wants. If the structure was ready to fall down they would rather not let anybody know.
 
Let me guess..........that time before you didn't meet the value the LENDER expected.

So naturally you were accused of anything and everything.

I've been on-site when inspectors were present and it's never been a problem.

If you're concerned, just do your 'observations' while the inspector is 'inspecting' in a different location.

And by the way....be sure to include CYA statements in your reports that your 'observations' do not constitute a formal building 'inspection.'
 
I've been in building and real estate so long, I usually point out things the home inspector missed.
 
On tub/shower combos, I like to set the shower to come on when the home inspector turns the water on.
