Appraiser Marked Private Septic And Well As Public

I hope the person who did the appraisal on your home is a forum member or or at least lurks here and is aware of this thread. I would just print it out and hand it over when the inevitable complaint is filed.

The well and septic are not notated on the survey and none of the above tests were performed.
Thats on the lender, not the appraiser. The lender has the ultimate responsibility. They were the ones handing out the $$ for the loan. The county should have a survey and maybe the company who installed either septic system or well. I imagine the repair company got the information from somewhere. Was it their own work, or did they find the survey information from somewhere else. I think the lender is trying to point fingers to other places.

I agree the lender holds some liability as well to insure the product their funding meets requirements. The city county nor state have any records.

What other business do you know where you can get sued because you checked the wrong box?

Like many buyers, when they don't do the right thing and get a home inspection, buyer's remorse sets in and they're looking at who else might be responsible, inevitably the Appraiser is on the short list.

They did way more than not check the correct box. Refer to the HUD handbook.

Don’t you understand that your audience here knows what’s in the handbook?
