Appraiser Marked Private Septic And Well As Public

Have I missed your comments on the results of the home inspection concerning well/septic?
Yes. It was not able to be located at the time of home inspection. It was located uncovered and cap exposed 6ft from front door at the time of appraisal.
 
Was the inspection done before the appraisal? Who uncovered it and when, and why didn't the inspector come back and look at it if later?
 
No, thank goodness. I don't have time for all that. Most buyers here get home inspections, I know I did.
I don’t get home inspections. Most items/systems home inspectors look at are relatively easy to spot deficiencies. I always get the water tested and the septic tested. Those are 2 very expensive items you don’t want to take chances with.

That's what I was thinking. I was moving from another city 3.5 hours away, so my home inspector came back out to make sure the repairs were done and sent me photos of what they did to ask me if that was OK. They had not fixed the gas starter and he made sure they fixed it. I paid for a follow up inspection. Tha only other house I've bought was basically new (Relocation company owned) and they gave me a limited warranty. I've never heard of a home inspector just saying can't find the septic, oh well, Bye.

Inspection was before appraisal. Owner found/uncovered it months later.
