Appraise it AS IS for court...always. The only repairs would be repairs necessary to make it marketable... and it likely has no such issues.

CA BREA reviewed the exact verbiage, advising me to 1) address the potential confusion caused by the term "recommended" in the contract analysis, and to notify the client ASAP of the issue.
