What liability does an appraiser have who is working strictly as a PDC on a specific property? Are limiting conditions needed? Is USPAP a factor?

It's a valuation service... but not an appraisal assignment. You have to comply with the Ethics Rule of USPAP.

As far as I understand, the lender is 100% responsible for hiring a PDC and the PDC has no liability in regards to the inspection. Why are you selling yourself for lower wages? Is $70 bucks worth it to potentially ruin the appraisal industry?

The fun and enjoyable part is selecting the right comps and finding out the value.

It's a balance in being too friendly with homeowners which can bring about unconscious bias.
As for pets, I feared dogs prior getting my dog. I still don't like dogs jumping and getting near me.
