Appraisers Don't Understand

The question I always used throw out for people to consider.....

If it was a decision that really mattered and you had the choice of two appraisers:
  • One is well qualified and highly proficient at the technical application but their honest and impartiality was questionable
vs​
  • The other being minimally qualified or even a little incompetent, but rock solid WRT honesty and impartiality

Which would you feel more confident in using?
What the hell? I'd rather have the appraiser that is well qualified, highly proficient, honest, and impartial. I strive to be that. What has the world come to with such a stupid choice? But that's just me.
 
Yeah, he thinks it's like Uber, they will show the closest appraiser in their car to get to the property ASAP. No research, no appointment-they set it for you, blah, blah. Oh it's brilliant, SMFH.
I think you may not understand what Reggora is, Tiffany. Do a bit of research before going off. :) I'm not advocating for Reggora, but I do advocate for being informed. They don't show the closest appraiser in their car - but (like ALL other OMS out there) their technology can provide the distance from available provider addresses to the subject property. Not sure what you mean by no research - I'm guessing just another rant. And they don't set the appointment for you. They do, however, have technology that allows the homeowner to select 4-5 times that they could be available for an inspection - and then the appraiser can select one of those times - or recommend a different time all together. It's an OMS, Tiffany, not an AMC.

I swear - some people are just angry people. Life is so much more enjoyable when you're happy. :)
 
It is counterintuitive but I find that knowing more makes the job harder, not easier.
True, and that's what scares me. How cheap/fast appraisers continually win bids on jobs I know are complex and will take additional time/cost to do correctly. It's additional proof to me why older appraisers get more picky about what assignments they're interested in doing for the range of fee likely to be accepted.

Edit: To avoid sounding like an arrogant butt, I should mention that I have also been the ignorant cheap bid before as well. :)

On LinkedIn, he is the one who compared it to Uber, selecting the closest available in the area. I have interacted with him there. I just don't have an issue setting my appointments, I guess. I'm not angry. I just don't have to be "managed" like that. If you enjoy like it and it makes you happy, it can't be that bad. Carry on.
 
I'll put it this way, if the VA has been using that 90yr old appraiser with the obsolete boilerplate for the last 30 years the only way that happens is because the VA thinks the analyses and conclusions are adequate for their usage.

Not a defense of what we consider to be substandard work, just an observation of how that user operates. I've been told more than once that the VA program is basically a social entitlement program, not necessarily a profit center.
I think you should stick to what you know. The VA is very picky about quality. VA appraiser work is reviewed multiple times by licensed appraisers in the RLC, even after the SARs. You can get written up if your work quality is bad. Too many times and you are off the panel. VA is not meant to be a "profit center". It is an "entitlement" for the brave men and women who serve our country.
 
I shared office space with one of their field reviewers for 10 years and I had a lot of appraisers come through my courses over the years. Including several 80+yr olds who had to have drivers. A couple on oxygen, no less. I wrote a couple recommendation letters for people I know whose work I trusted. That's what I know. And I already stipulated to the entitlement angle - that was not a criticism.

I'll bet you $5 I've met more VA appraisers and RLC reviewers than you have. Why don't you stick with what you know? And while you're at it, how about dropping that massive chip you're always carrying on your shoulder? It's not my fault you can't get CG work. I wish you could get the kind of work you want to do.
