Do you typically inspect the inside of freezers???

Illicit use is a Casino (slot machines everywhere, and owners/tenants do not appears to be native americans :eek:) Was slightly tempted to go on Friday night and check it out... but sanity prevailed

Property is OCL, no zoning;
I did not and will NOT look in any freezers;
Definite scope creep involved;

Bottom line, If the attorney wants to play ball, it'll be "bid it high and let if fly", and disclose, disclose, disclose...And I will be carrying during the property inspection
 
Lots of folks collect slot machines , is that a crime and why would you care if people were using them , the highest and best use would not be a casino because it's not a legal use. I just don't understand how this is illicit use but it's going to be a real nightmare if the guy repairs or collects slot machines and files a lawsuit against you for invasion of privacy and false accusations , I know if some appraiser did that to me I would be running to my lawyers office and filing against the appraiser and the lender who hired him : ) LOL
 
Are you an appraiser? I wouldn't want to do that assignment no matter what the disclosures, gaming without a license is a serious illicit use and especially if located in a geo area with native land set asides for gaming ...some people like to live on the edge if so it's a great assignment.
 
So if there is a group of guys playing poker in the basement and I see a pile of change in the middle of the table, I need to alert the authorities?

A pile of change? From what I hear about Florida a pile of clothes is the more likely scenario, swinger central.
