Appraising is like a minimum wage job.

HUD dropped the ball bad on separation of fees. It really didn't impact many players like VA, lenders engaging directly. I have been through this story with you tons of times.

Different market structures.

The question to you Sir George is who got separation of fees on truth in lending disclosures changed?

I think if you answer me that question on your opinion.

I am sure she don't miss me. I tried not to be ugly to her. She had no problem on punches on independent fee appraisers.

Exactly. Anyone that's incapable of putting a string of mostly incoherent thoughts into one reply needs to be ignored.
 
I think appraising can be a minimum wage job. If you aren't having fun and aren't making good money, you've figured out on how to live on minimum wage or a wage near it. There are plenty of jobs in Michigan that pay better and have benefits. Amazon wages average over $30 per hour. I'm averaging over $100 per hour before expenses but have a different business model. This industry is tough and I don't think it's for everybody. There is a ton of fee pressure going on right now. Sorry you're going through this.
 
And if you find conditions are not what you expect, do you hunt for more comps after you get back, or force the square comp into the round hole?
I get a handful of comps that bracket all of the known features, if the condition is unknown, I choose a wide range of properties with different conditions and have enough to work with. Sometimes I have a great comp that I did not get a photo of because of an unforeseen circumstance and I will reference, it in the report as being a very good comparable, but do not include it in the grid.

So I guess the answer is yes
