Depending on the interiors those are at best Q3 construction.

Your bias is clearly showing. So show me a picture of a Q2 home.

Where do you get that information? I use Bluebook as my source guide and they don't go that high for Q1.

That's just what I am observing in my market based on the UAD definitions.

So then it isn't based upon any cost book data. It's just your opinion. So then if I use Bluebook and put in Q1 construction for all the elements and it comes in at $250sf your saying that Bluebook is wrong.
