Apprentice signing report issue

50 states, 50 different trainee checklists, but all should follow a similar setup.

The mentor accepts 100% of the liability 100% of the time.

There is no situation where the trainee's signature would need to be in the report (except on the trainee checklist). Not sure how the other 49 states deal with it.
 
In many cases, I believe no to the first part and yes to the latter. Nor do I believe most lenders or GSE care much.

Registered trainees are not acceptable. Uber drivers with criminal records, however, are welcome as long as they can keep their hands on the wheel and their rap sheet in the glove compartment. And then people are surprised why some of us want to gut the entire system.:ROFLMAO:
 
I don't think the question is about if it is allowed for training hours. Trainee not signing means the appraiser needs to inspect the property.

If lender says they don't want the trainee to sign, they are saying they want the appraiser to inspect.

That is a tricky situation for sure. The form (1004) allows, and has always allowed, for trainees to sign. I know my log book, I signed 90 if not 100% of my reports (15+ years ago), but clients don't want the liability with a trainee, hence the checklist.

That would be an excellent USPAP instructor question. Signing the report says you inspected the interior and exterior of the subject property. (#2) I think we all know we cannot change or amend the verbiage in the certification on the form, so what do we do? Does the trainee checklist supersede the certification? (doubt it) If the client accepts trainees, do they then have to allow the signature in this situation? (perhaps)

When a supervising appraiser is signing on the right, there are check boxes for "did inspect" and "did not inspect."
 
AND.... they are assuming all responsibility by signing on the right. Even if the trainee botches something.
That's the point of having a trainee. It does not lessen the responsibility of the trainer.

When I worked for the bank, supervisor didn't really train me. I did most of the work.
So I did it the Fernando way..... until the auditors saw my reports.
 
So, you finally received proper training "in prison", then?
I was given a warning and took the blame for the company. Though supervisors knew they should have reviewed my reports better.
The appraisals I did never defaulted. It was common sense lending at my bank.
