Appropriate Discount for Multiple Properties

Have a unique situation in Maryland, four contiguous, detached single family properties that have to be sold together? Three are waterfront and one is inland with two houses. Assessed values average approximately $550K, each. Currently used as AirBNB(s).

Any thoughts on whether or not a discount is needed and, if so, how much?

Are you asking if these are being sold together??? If Realtors are involved, are they discounting their commission? Is your client asking for a discount?
 
Good post, I just would like to add, it is not simply our professional opinion. It is our professional opinion supported by the appraisal and by what happens in the market.
I take it your statement assumed that, but it is important to point it out because there is a world of difference between a credibly supported opinion and just.....an opinion. We have to remove the rationale of well it's just an opinion as a safe harbor because an appraisal review also has steps in the process to demonstrate if the opinion was credibly supported or not
Which is why the next sentence said.... "One that you are supposed to develop and report in compliance with USPAP."
