I think many delays are built in by the lender not ordering the appraisal in a timely manner.

Very true. This past week I got a fax, as I was walking out the door headed to the beach for vacation, that had an order date of May 23, due by May 30. One week, no problem. But I did not get the order, confirmed by the date tracker at the top of the fax, until 9:00am Wednesday, May 29. Called the AMC and explained that I can look at it first thing next week, and I am walking out the door for a much needed vacation. "Oh, well we gotta have this by Friday, so we will re-assign it." Get back today, ready to go. Low and behold, I received a new fax order on the same property. I guess they didn't get it by Friday. 8)
