Of the number of people I have worked with or known, I cannot think of one who can even do a simple single linear regression and use it to support an adjustment using Excel.

With the advancement of technology and AI. Excel will go the way of the adding machine.They will be using regression but will have no idea how it works because they really won't have to.

We are there. How many appraisers who use Spark and Solomon and the other 1,000+ adjustment generators out there have a clue what is taking place between "Enter" and "lookee, supported adjustments!"?

Until you sit and grind through models and study the results; then transform some variables and do it again; then add or remove some sales and do it again; then double check your data, find some errors, and start over with the whole process, you don't have a clue what interactions are taking place in the market. But you always get a response.
