Just look at that how to measure split foyer thread going on right now. That kind of argument makes appraisers look stupid. In a large local office model, a competent chief, somebody like Denis, could memo out to everybody how they are going to handle that situation and then there would be no argument. What's going on in that thread right now is stupid.
 
I don't think Forsythe is local offices with everybody working in house. They are basically like the corelogic staff appraiser model. Very large local office is a much better model than this independent model that we have today.


Well, regardless of its other merits, IRL the technology has enabled the individual appraiser to go solo, and as a result their fees will always be higher than what any shop can pay their employees after all the fixed/variable overhead costs are paid.

It wasn't a fluke or accident that resulted in the dominant business model; it emerged from the alternatives based on it's strengths.

There is more than enough market evidence that AMC's in 47 states are able to place their orders with appraisers for peanuts, and with their tat's and absurd assignment conditions and payment schedules. The AMC's moving to hire staff appraisers at $17 per hour represents their effort to perpetuate their business model, without giving up any of their percentage of the appraisal fee paid by the borrower. Do I blame the AMC, no. Do I blame the lender/client, not really. Yeah, I blame the appraisers for continuing to accept the assignments.

Nice word play but wouldn't that make the vast majority of the workforce in our country dependent? And that's necessarily a terrible thing?

Back in the day, the majority of appraisers were either trained by banks with appraisal departments or with individual relatively small fee shops of 2 to 10 appraisers. I was lucky to be trained in an office with 9 other appraisers, for four years. It was an ideal training environment, but the fees were there to support that business model. The other appraisers I met who trained with banks also received more than adequate residential training.
 
A nation wide vote would break up the gig, right Danny?
 
Look at the endorsements for Socialized appraising. It will never work.
 
If you submit a response in good faith they'll pass it around to each other, read it and include any salient points therein as part of their standard process; then they'll publish it along with all the other responses they received.

no worries there. all djd can do is post crappy one liners taking pot shots at things he doesn't understand. you don't really think there is a snowball's chance in he|| he would actually do anything constructive, do you?
