Are all contract signers listed on 1004?

If not sure, mention everythng in contract. Real good appraisers would know what is relevant.
If listing and buyers agent same, there is a conflict and may affect sales price.
If multiple offers, winning bid could be over market.
Let the reader make their decision when they know the facts.
Again, mention it if it affects or may affect something. The two examples you give would warrant mentioning.
 
I wonder if my peers do my due diligence and check to see if listing and buying agents are the same.
Or ask agents of the circumstances of the multiple offer war.
Even if my peers don't do that, a real appraiser would do that.
 
IMO- a contract contains all things pertinent to the Offer & Acceptance, including Buyers & Sellers.

I have had plenty of appraisal orders that have ONE borrower on the order, but have two people listed on the sales contract, I simply contact my client and ASK, if they want both parties (buyers in sales contract) listed in the appraisal report as the "borrowers" about 80% of the time, maybe more, my client tells me to ONLY include the name on the appraisal order listed as the borrower in the appraisal report.

As others have mentioned on here already, a buyer is not always a borrower, just because a persons name is on the sales contract and is later listed on the tax records, doesn't mean they are listed on an actual loan of a property a.k.a. a borrower.

I don't bother calling. If client/lender has one borrower name, I just put that name. Never had an issue and no sleep over it.
 
If two buyers are listed in contract and both signed contract, do they both have to be listed in the 1004 as borrowers?
I have two buyers listed on the contract and both signed the contract. The lender wants me to remove one of them on the 1004 list of borrowers. Can I do that?

That's totally fine. Loan is only for the borrower, NOT buyer. Borrower and buyer no necessary have to be the same. Our appraisal report form only asked for the borrower, NOT the buyer since our report is for the loan purpose, NOT for the purchase. Of cause, most purchase will have the loan.
